If you are considering buying real estate the very first step is to talk with a lender and get pre-qualified. The biggest mistake I see most buyers of homes in Bradenton and Sarasota do is to start shopping for homes first, and then apply for financing.
It’s much better to speak with a lender, and usually in under an hour they can let you know what you can qualify for in a terms of a payment based on your income and other bills.
If that payment doesn’t knock you out of your chair, then it’s time to take a deep breath and jump into looking for homes.
My approach to helping my home buyers here in Sarasota and Bradenton real estate markets is pretty simple. We will need to discuss your home needs, and wants, then I will create a website were I can share new listings, and matches with you. On this site, you will be able to Save, Reject, and even add notes to any of the homes that get sent to you.
The home buying process is interactive, and I will be able to get an even better idea of your home buying goals by seeing what you reject and save. The next step is to select a few to go and tour. We do this on your schedule, and I will arrange a tour of interesting homes that we can see together. Most buyers can handle to see 4-6 homes on an outing, after that they start to blend together.
In our current real estate market here in Sarasota and Bradenton, about half of the homes sold are either foreclosures, or short sales. We will discuss the pros and cons of each type of sale, and talk about the timelines to close one of these deals.
Buying a home can typically take 3 to 4 weeks to close on the short side, and can take several months with some short sales here in Manatee. Are you prepared to be patient waiting for the seller’s lender(s) to decide if our offer is ok? Did that seller have a prior offer that was accepted? These are important questions that will help me give you a realistic expectation as to a closing date.

Step 2. Have a meeting to discuss your home buying goals, needs, and wants, location etc.
Step 3. Discuss needed timeframe to close as this will influence the types of homes to consider
Step 4. Make an offer on a property
Step 5. Complete inspections, home, wind mitigation, mold, chinese drywall, etc
Step 6, Complete financing on the home purchase
Step 7. Close and Enjoy your new home here in Florida!
