I love your website, I wanted to comment on your blog about multiple offers and got mesmerized by your website. I like your website a lot.
Regarding the multiple offers, I used to feel the same way, but have changed my mind. What about a bonafide offer ( whatever the price) if the seller signs the offer it’s a contract.
If you present that one to the lender and explain to anyone after that one that it is a back up only, you are being straight with them. The problem as I see it is keeping the backups. They don’t have a deposit-do you get a deposit from them or try to? When the lender finally counters the first buyer, if they don’t match up, you go to who is left and ask them for their highest and best. It seems fair to us. At least that is how we have adjusted our thinking to match what our mLS is saying.
My wife and I do short sales and we are telling our sellers to ask for a deposit as large as we can get and want 120 days for lender approval and we’re getting it. Then we ask for backups. We have had a lot of buyers take a hike and have had to start over again. We are avoiding that from now on or at least trying to.
