We are in a buyer’s market.  Unless you have been living under a rock this isn’t breaking news!

Choosing a qualified, full-time, experienced Real Estate agent is absolutly critical to getting your home SOLD in today’s challenging marketplace.

There are two categories of Home Sellers.  Your home is typically your largest single investment, and we take the job very seriously.

1.  People that WANT to sell.

Typically these are home owners that would LIKE to sell, but don’t have too.  Perhaps you would like to have a larger home because your family is growing.  Maybe you don’t need as large a home.  Or, maybe you just want to move into a newer home, and a different area.  Your motivation to sell will be tempered by the market realities.  Do you really want to take a large loss on your home to accomplish your goals?  These are the questions that we would explore to make sure selling today makes sense for your family.  Also, you have to compete against the people that have to sell.  In an unstable real estate market, pricing your home correctly is absolutely critical to the success, or you run the risk of “helping” your competitors sell.

When competing against short sales and bank owned properties it is absolutely critical to have your home in perfect condition, well-marketed, and priced correctly.  We might not be able to beat the distressed homes on price, but we can beat them usually on condition.

2.  People that HAVE to sell.

Sellers in this category tend to consider selling because they have to move for work, or because their income is not able to allow them to afford to keep the home.

In the past 4 years we have helped over 40 families get their homes’ sold even though they were “upside-down”.  Through successful short sale negotitations with their lenders, we have been successful at helping these homeowners sell, and most importantly avoiding a foreclosure.

Today, over 60% of homeowners in Manatee County Florida have a Mortgage on their home that is MORE than the equity of the property.

In some instances we have been able to assist homeowners renegotiate with their lenders “loan modifications” that have allowed them to keep their homes.

One recent example we were able to help get a homeowner who was 6 months behind in payments caught up, and had their interest rates reduced by 75%!  They were able to roll their missed payments into the balance, extend the term of the loan, and reduce the payment to an amount that they could afford.

Unfortunately 8 out of 10 people never make any contact to someone that could help prevent a foreclosure.  A short sale is a great alternative to a foreclosure, and well worth the effort compared to doing nothing.
