Manatee county’s real estate market stayed level for September 2010. Inventory of active homes for sale in manatee county remained pretty steady with 4,852 total listings.

595 homes went pending in manatee county in the month of September.

439 homes closed in the month of September here in Manatee County.

This was a pretty busy month here for real estate home sales in Manatee county. September is typically a very slow month for real estate home sales. Kids are back to schools, and tourist season hasn’t really started yet either.

Are new home builders pulling market values down in Manatee County, FL?

I have been working with a buyer this week, and after seeing all the resale inventory including short sales, and foreclosures they decided on a new build. What is amazing to me is that the deal they got with the local builder is BETTER than any of the comparable resales in that area.

A resale home that was essentially the same home as they purchased was an option, BUT it was 45,000 dollars more, and a SHORT SALE too. The new construction will take 8 months to close, but a short sale can take 90-180 days to close. Plus the new home has all the features and upgrades that they want.

This perplexed the buyers. The new home Should be More, but in a falling market, I explained, that Bank owned, and new builds pull the market down, since they HAVE to Sell.

A builder is not a builder if he is not building, so, he has to stay competitive in the market.

Bank owned properties have owners that want to get rid of them asap.

Short sales, and "regular" sales have a major disadvantage since they have to follow the market and are constrained to appraisal issues.

Manatee real estate inventory stable?- The numbers don’t lie (2009 in Review)

This past 4th quarter has been busy as compared to the previous year. This can be attributed to the 8,000 first time home buyer tax credit, and also to the lower overall sales prices.

In December there was 442 SALES compared with December of 2008 when only 328 homes closed.

Pending sales have also increased with December’s having 481 homes go pending, compared to 348 in December of 2008.

Overall inventory has seemed to level out through the last quarter of 2008 with inventory hovering around 4,700 total units. From my unofficial perspective the typical jump in inventory for January will not be that significant either.

These statistics prove what we have already known. The local real estate market here in Manatee county has slowed it’s decent, and is reaching a bottom. As long as sales stay up we will work through the inventory that is active. That will mean prices will stabilize, and even tend to increase in certain areas.

2 years ago we were looking at 30 plus months of inventory, Today we have less than 10 months. That’s a HUGE change.
